Homeowners, roof issues to look for…

Today, I inspected an 86 year old home. The roof had 3 layers of shingles. Asphalt shingles weigh 250 – 400 lbs. per square, or (100 sq.ft.)  Today’s roof had two main areas that were 30′ x 20′.  This means those areas weigh between 1500 & 2400 lbs. per layer.  This roof had 3 layers which equals 4500 to 7200 lbs. or 2 1/4  to just over 3 1/2 tons.  This is a gross overload and a reputable roofer would never put a 3 rd layer on.  A new layer put over an old layer will cut the new layer’s lifespan in half.  This situation can lead to structural defects with the roof depending on what underlayment material is used and it’s thickness.
